    We cut a strip of floor along the leaking walls and lay new drain pipe beside the footing. That pipe runs to a sump pit.   • Foundation Crack Repair

    Most leaking cracks in poured walls are thin shrinkage cracks, and we've injected thousands of them. Flexible polyurethane resin goes in under pressure from inside and fills the crack right through the wall, like stitching a cut instead of taping it. It stays flexible through freeze-thaw.   • Sump Pump Installation

    A sump pit at least 750 mm deep, which is the Ontario Building Code minimum, and a submersible pump in it. A check valve stops pumped water from running back down. The discharge line carries it well away from the wall. And a battery backup, because the storm that fills the pit is the one that takes the power. See sump pump installation.

  • Weeping Tile Replacement

    The drain around your footing silts up or gets crushed after 30 or 40 years. We've pulled a full wheelbarrow of silt out of one pipe. We camera the line where we can, then replace only the run that failed, with new pipe in filter sock under washed stone. Outside with exterior work, or inside as an interior drain.   • Wet Basement Repair

    Water on the floor after the melt or a big storm comes from one of four places: a crack, the floor seam, a plugged footing drain or roof water dumped beside the wall. Every time we trace one, it's the same detective work. Find the source, fix that, leave the rest alone. Most wet basements in Barrie need one repair, not a whole system.

  • Basement Leak Repair

    One leak at a window, a pipe running through the wall or a tie rod hole can often be sealed in a couple of hours. We inject the gap around the pipe and patch the parging (the grey cement skin) outside. Small leak, small bill. If the leak moves around from spring to spring, it gets a proper diagnosis instead.

  • Window Well Installation

    Basement windows that sit below the soil line fill up with melt and leak at the frame. A steel window well keeps soil and water back. Inside it goes clear stone, plus a drain down to the weeping tile. Add a clear cover and you won't be shovelling it out in February. Barrie jobs usually run $1,800 to $3,200 per well.

  • Crawl Space Waterproofing

    Damp crawl spaces rot wood and push musty air up into the house. We sort the drainage first. Then a heavy vapour barrier goes over the soil and up the walls, sealed at the seams.   • Damp Basement & Mould Prevention

    White chalky stains (that's efflorescence) mean water is moving through the wall. So do peeling paint and a musty smell. We stop the source first, then dry the space out. Health Canada suggests keeping indoor humidity between 30 and 50 percent. You won't get there with a wet wall.

  • Block & Stone Foundation Waterproofing

    Hollow cinder block walls fill with water like a sponge, and old stone walls leak through the mortar. We've found block cores holding water two rows up. These walls need different treatment than poured concrete: weep holes and drainage that empty the cores, or a full exterior membrane on the worst walls.

  • Foundation Repair

    Some cracks are more than a leak. Bowing walls, stair-step cracks in block or a dropped corner need structural repair: carbon fibre straps on a bowing wall, epoxy where a crack needs strength, or helical piers under a settling corner. A poured-wall house in south Barrie, water along the back wall every spring for three years. The owners had painted that wall twice (it never works). We found a crushed run of weeping tile and two hairline cracks. Morning one, we injected both cracks. Why Barrie basements leak

Barrie sits in a snowbelt and averages about 286 cm of snow a year. It lies on the ground from late November to the end of February, then goes in a few weeks of March. All of it soaks into the soil beside your foundation at once, and the water table rises. We joke that March is our Christmas: the phone rings off the hook from the first warm week until mid-April.

Soil matters too. A lot of Barrie lots have fine, clay-heavy soil that drains slowly and holds water against the wall for days. Wet soil leans on the foundation (that's hydrostatic pressure) and squeezes water through any gap it finds. A crack, a tie rod hole, the cove joint or a failed weeping tile will all do.

Then there's age. Barrie's population tripled between 1981 and 2006, so a big share of houses are 20 to 40 year old subdivisions with poured walls. Builders sprayed them with damp-proofing, the thin black coat that slows dampness but can't stop running water, and by now it's cracked along with the wall. Older homes in Allandale and near Kempenfelt Bay have block or stone foundations that leak in their own ways.

Barrie's Disconnect to Protect rebate

The City of Barrie pays part of the bill when you stop sending groundwater and roof water into the sanitary sewer. Under its Disconnect to Protect program (2026), the numbers are:

  • Downspouts: up to $70 to disconnect them and send the water onto the lawn.
  • Sump pump redirect: 75% of the cost, up to $200, to move the discharge out to the yard.
  • Foundation drains: 75% of the cost, up to $2,000, to cut them off the sewer and put in a sump pump with surface discharge, permit included where one is needed.

If your weeping tile still drains into the sewer, we can do the disconnection and set the new pit and pump in one visit. Check the current rules on barrie.ca before you start, though. The City sets the terms and pays the rebate, not us.

Five things to check before you call anyone

  1. Walk the outside in the rain. Do the downspouts dump water right against the wall?
  2. Look at the ground. It should fall away from the house for the first two metres, about two shovel lengths.
  3. Open the sump pit. Is the pump running, and does the float switch move freely?
  4. Find where the water shows up first. A wall, the floor seam and a window each point to a different fix.
  5. Look for white chalky stains on the walls. They're a map of where water has been moving.

  • Egress Windows & Separate Entrances

    Cutting a bigger window or a side entrance into a foundation wall is waterproofing work as much as carpentry. We cut the opening, set the window or door, then seal and drain it so it doesn't become next year's leak. A bedroom window needs at least 0.35 m² of clear opening under the Ontario Building Code.

  • Waterproofing Before a Basement Finish

    Drywall over a damp wall is how mould starts where nobody can see it. We check and fix the walls first so your contractor builds on a dry foundation. Honestly, it's the cheapest time to do it: before the studs go up, the whole wall is right there.

    Roof water dumped beside the wall is the cheapest leak there is to fix. We extend downspouts at least two metres out and build up low spots so the ground slopes away. If you ask us, about a third of spring calls end right here.

    Think of it as the backup goalie: you hope it never leaves the bench, but when the starter goes down it has to be ready. A battery backup pump sits beside the main one and takes over when the power drops or the main pump fails. We add one to an existing pit in a few hours.
